Rainbow Bay

If there’s one thing we can learn about today’s downsizers, it’s that they are among the most informed and discerning buyers in the property market.

They know what they want, and they won’t settle for anything less than luxury and quality.

So, when a community captivates this discerning segment, you can be sure there’s a good reason given their high standards.

In this competitive landscape, developers need to go above and beyond to meet the expectations of these savvy buyers.

Those opting for a sea change share one common ground – they refuse to compromise on the finer things in life.

This trend is evident at Radia in Rainbow Bay, one of Australia’s most relaxed and picturesque coastal hotspots, where the new development by S&S Projects is attracting even the pickiest buyers.

“Our buyers are more well-informed than ever about what developers are offering and the level of luxury they expect,” says Jayde Pezet, managing director at Pezet Matheson.

Mr Pezet says Radia is designed to soak up the surrounding ocean tranquillity while still delivering everything a modern downsizer wants in their home.

“It’s perched right up above Rainbow Bay, so the views are just spectacular with water in all directions. It’s still got that laid back coastal feeling, even with the building being absolute luxury,” he says.

Lucky residents will wake up to a spectacular coastal vista every single day at Radia Rainbow Bay.

Downsizer bliss

Downsizers moving out of their family homes will still have plenty of space and freedom, with the Radia apartments boasting open-plan layouts and natural light.

“The external facade of the building is stunning. The interiors are really, really considered, and there’s an abundance of natural stone in the cabinetry,” he says.

Designed by architectural firm Cottee Parker, Radia also offers residents relaxing places to spend time outside of their own apartments.

“There’s an abundance of amenity, with a wellness centre with ice baths, a steam room, a swimming pool, a resident’s lounge, personal surfboard lockers, and beach storage rooms,” he says.

“Downsizers can also embrace the chance to meet like-minded neighbours if they choose, with two other nearby projects by S&S Projects having developed a great sense of community.

“The residents at Flow (an S&S Projects development) do socialise a lot. There are gatherings in the resident’s lounge on a weekly basis, and people have been organising yoga classes and different things,” says Mr Pezet.

The luxury interiors will captivate even the pickiest downsizers.

Work-life balance

For buyers keen to ease out of full-time work and into a more relaxed pace, Radia has a sophisticated business centre for residents to make the most of. The apartments also have studies or work zones within their floorplans.

“We’ve had people moving up from the southern states, and local people that want the ability to work or run their businesses from home. With the business centre in Radia, it makes it easy for people to meet their clients,” says Mr Pezet.

“Radia is just a 10-minute drive from the Gold Coast airport, so the option is there to fly in for a few days a week or month, he adds.

The location as Rainbow Bay is also perfect for lunch-break beach walks, with the Jack Evans Boat Harbour close by.

“A lot of people go there in the morning for lap swimming.

“You can walk down to the Tweed River for fishing. The beautiful beaches of Rainbow Bay, Duranbah, and Snapper Rocks are all there,” says Mr Pezet.

Holiday haven

Rainbow Bay is not just a drawcard for downsizers and people seeking work-life balance; it’s also an idyllic holiday destination.

The iconic beachside surroundings have garnered worldwide acclaim.

Radia’s low maintenance makes it perfect for people who want to embrace the Queensland lifestyle for a few months of the year, explains Mr Pezet.

“This is a residential-only building, so it won’t be a holiday let.

“However, buyers might want to come to their apartment for a portion of the year for surfing and swimming, then lock up and leave for a period,” he says.

Luxury beachside life

Radia has 38 residences on offer, ranging from two-bedroom apartments through to five-bedroom penthouses.

Prices for two bedrooms for Rainbow Bay start from $2,050,000, three bedrooms from $3,800,000, and the four-bedroom sub-penthouses start from $7,200,000.

The penthouses are set across two levels, featuring private rooftop swimming pools and entertaining areas with 360-degree ocean and hinterland views.

Prices for the penthouses are on application.

Radia will be the fourth residential project that S&S Projects has developed in Rainbow Bay. After strong presales, it’s expected that construction will commence in early 2025.

“Off the back of the success of Flow and Awakened, the last two projects that S&S Projects did, the proof is in the pudding and people can actually see the quality that is on offer,” says Mr Pezet.
